Senga Centre is registered with Title Deeds is a Business Centre
situated on the main Salima/Senga Bay road, diagnonally opposite the
Lifuwu turnoff and opposite the Parachute Battalion.
Due to changed family circumstances, I would like to sell Senga
Centre. I have been very happy, safe and secure in Malawi since 1999
but with no family infrastructure here for me and chronic health
issues, it is time for me to retire closer to my children.
One of the main attractions of Senga Centre is that Standard Bank has
recently built and installed an ATM on my premises which ensures that
the 80:20 ratio applies and so, the feet needed for any business
centre is ensured with this in situ.
Then, with the recent formal approval of the US$50 million Illovo
Sugar Project for the area, Senga Centre's value will increase
manifold over the next few years as Senga Centre is the ONLY Business
Centre in the entire Bay Area. My understanding is that this project
may have been shelved for now...not sure, but this is what I have
heard.

deriving income from 8-10 premises...!

Did you know that buyers come from as far afield as Mocambique to buy

distribution, Senga Centre is absolutely ideal...!

Processing of dried carbohydrates in the form of potatoes and sweet
potatoes. This you would encourage local farmers to grow and you would
secure at a fixed price and process to powder form and export...! You
would need only ONE outlet to buy your product ...because do you
know...all sauces and desserts in powder form, use dried
carbohydrates...!!!!!!!! This has mind-blowing potential...!!! Please
know this...you will not be able to come even close to being able to
supply what a single factory would need...! Please google this to see
how unlimited the potential of this idea is...!

My favourite idea...Packaging...! Buy wholesale products such as Mzuzu
Coffee, tea, macadamia nuts, groundnuts, rice etc.etc and export,
packaged under your own funky designer label...!

home for disabled people...!

Frozen Fish...! Nobody is doing this and it is also a mind-boggling
venture. If I were doing this, the warehouse would be where I would
process and package and one of the shops would be the retail outlet.
Senga Centre is only ten years old and with the exception of the staff
cottage and one shop, it has NEVER been occupied until the recent past
18-24 months. It is well built and secure within a high-walled
compound and features the following:

awning. Each Shop has 14 plug points...!

portfolio at MK47.5 million (USD316, 000). At this price it is highly
negotiable if paid in USD or SA Rands offshore.
A few months ago I closed a deal that has unfortunately just fallen
through as the Buyer did not qualify for the bank loan he applied for.
There was no problem with the valuation of Senga Centre as Standard
Bank had the property valued at MK50 million (USD333, 000).
Furthermore, I am the sole owner of Senga Centre. It is fully paid for
with Title Deeds for 66 years that commenced on the 1st November 2000
which means there is 55 years remaining. The size of the Plot No 98.
M'Dalamkwanda in Salima District is 0.3275 of a hectare. It is not
ceded as surety to any person or institution and as such would
constitute an easy sales transaction.

We must worry less regarding on how our business can be successful because we can only achieve it if we have the knowledge needed. Success can't be achieve in an instant and that is what we must work hard for our Property Investing. The solution in our problem is that we must learn first before doing something important like investing and that will help us achieve our goals.
