Investing in Malawi

So you've decided to start up an investment in Malawi, where do you start? Here are few things you need to know:

Investment Process

The investor must invest at least US$ 50,000.00 in order to be eligible for a Business Residence Permit (BRP).
In applying for a BRP, the investor has to submit application forms in duplicate, which can be obtained from Malawi Investment Promotion Agency, two passport size photographs, project proposal, police clearance from last country of residence and processing fees of MK 10,000.00. Upon approval of the BRP application, the investor has to pay MK 500,000.00 as issuance fees.
The investor has to submit to the Malawi Investment Promotion Agency (MIPA) together with the application forms, a comprehensive project proposal and/or business plan.
The company/enterprise must be incorporated/registered in Malawi. After incorporation, a foreign company is required to register its amount of capital inflow with the Reserve Bank of Malawi (the country’s Central Bank) through a Commercial Bank in Malawi.
Companies are also required to register with the Commissioner of Taxes for the payment of taxes.
The investor has to open a business account with a Malawian Commercial Bank. A business account is only transacted when a BRP and company registration/incorporation have been attained.

Are you planning on buying a house? Here's a Home inspection checklist you should consider before you make that offer

Home buyers are often clueless about home construction and its components, and may altogether have trouble figuring out which defects are serious. I have put together a general list of home inspection items that you should not miss! At the end of the day, you will purchase your home based on the value you see in it regarding or regardless of its' condition. These are just a few guidelines for you to put into perspective what the condition of the house really is, and to make sure that you do not buy a house that will cost you a fortune in repairs.

1. Structural elements:

Construction of walls - Are they in good condition? Check for cracks and bulges, these can give signs on the quality of construction.
Windows - Good condition? Broken glass? Rot around the edges? All have screens? Can they be opened and closed easily? Blinds and curtains functioning well?
Ceilings - Peeling paint? Ceiling sagging or wavy?
Floors - Is the floor leveled? Any signs of cracking? If the floors have fittings such as tiles or parquet, are any loose? Any signs of insect or water damage?
Roof -Framing, ventilation, type of roof construction, flashing and gutters. How much life left in the shingles? More than two layers of shingles? Sagging in the roof? Gaps around chimneys and pipes? Trim rotting? Soffits sagging or warped?
Foundation - Visible cracks in the foundation (over 1/8" or cracks that are misaligned are a potential warning sign)? Top high enough off the ground so insects can't easily reach the wood?

2. Exterior evaluation:

House Exterior - Paint in good condition? Cracked or crumbly stucco? Vinyl siding need to be replaced? Obvious signs of rotting trim? Gutters clogged or coming loose?Landscaping - Are trees or branches too close to lines or roofs? Are there dead trees that will have to be removed? Will the landscaping need other work? Watch for flower beds that trap water against the house.
Drainage/Grading - Does the property slope towards the house (this might cause water to enter)? Watch for any spots where water collects and could cause damage.
Driveways - Needs resurfacing or repairs?

3. Plumbing.


Identification of pipe materials used for potable, drain, waste and vent pipes, including condition.
Toilets - Flush it. Any dripping from valves behind the toilet? Dripping in tank after it is full?
Bath tubs and showers -  Shower works? Tub drains easily? Damage to walls around the tub? Heavy mineral stains in the tub or shower?
Sinks - Check that they drain easily and quickly.
Faucets - Turn on faucets, watch the color of the water and note how long it takes for hot water to get there Sewer inspection.

4. Electrical.
 
Main panels, circuit breakers, types of wiring, grounding, receptacles and light fixtures. Test all wall switches and light fixture chains. Test all electrical outlets (buy a little tester at a hardware store). Are all working and anchored firmly to the walls?
Wiring - Does it look normal? Is copper wire mixed with aluminum wire? Any exposed splices? (These need to be in junction boxes.) Any wires with evidence of burning? (Fire hazard.) Exposed wiring? (Needs to be in conduit.) Exposed wire ends? (Need to be capped.) Wiring in open framing (like a garage) should be 7 feet above the floor.
Outlets. Undamaged covers? Outdoor outlets have weather protection covers?


5. Other

Vents -  Are there air vents, and are they properly screened?
Pests -  Any signs of animals or insects (chewed wood, droppings, fur)?

Whatever home inspection list you may come across, it may not exhaust all the components you should be looking into but these are some of the most important ones not to be missed;

  • Health and safety issues
  • Roofs with a short life expectancy
  • Furnace / A/C malfunctions
  • Foundation deficiencies
  • Moisture / drainage issues

Senga Centre For sale

Senga Centre is registered with Title Deeds is a Business Centre
situated on the main Salima/Senga Bay road, diagnonally opposite the
Lifuwu turnoff and opposite the Parachute Battalion.

Due to changed family circumstances,  I would like to sell Senga
Centre. I have been very happy, safe and secure in Malawi since 1999
but with no family infrastructure here for me and chronic health
issues, it is time for me to retire closer to my children.

may have been shelved for now...not sure, but this is what I have
heard.

Did you know that buyers come from as far afield as Mocambique to buy

distribution, Senga Centre is absolutely ideal...!

Processing of dried carbohydrates  in the form of potatoes and sweet
potatoes. This you would encourage local farmers to grow and you would
secure at a fixed price and process to powder form and export...! You
would need only ONE outlet to buy your product ...because do you
know...all sauces and desserts in powder form, use dried
carbohydrates...!!!!!!!! This has mind-blowing potential...!!! Please
know this...you will not be able to come even close to being able to
supply what a single factory would need...! Please google this to see
how unlimited the potential of this idea is...!

My favourite idea...Packaging...! Buy wholesale products such as Mzuzu
Coffee, tea, macadamia nuts, groundnuts, rice etc.etc and export,
packaged under your own funky designer label...!

It is absolutely ideal for Project Work and would be wonderful as a
home for disabled people...!

Frozen Fish...! Nobody is doing this and it is also a mind-boggling
venture. If I were doing this, the warehouse would be where I would
process and package and one of the shops would be the retail outlet.

Senga Centre is only ten years old and with the exception of the staff
cottage and one shop, it has NEVER been occupied until the recent past
18-24 months. It is well built and secure within a high-walled
compound and features the following:

Bank had the property valued at MK50 million (USD333, 000).

Furthermore, I am the sole owner of Senga Centre. It is fully paid for
with Title Deeds for 66 years that commenced on the 1st November 2000
which means there is 55 years remaining. The size of the Plot No 98.
M'Dalamkwanda in Salima District is 0.3275 of a hectare. It is not
ceded as surety to any person or institution and as such would
constitute an easy sales transaction.
